License Application

Submitting the application, fingerprints, and check are the only things needed for initiating the license application. Once you’re in the system (may take up to 2.5 weeks), you may sign up for Liberty Board. Depending on your area(s) of service, you will then take the appropriate steps to sign up for an MLS.

 

Silver + Oak Realty currently pays for these items for our agents:

  • Internal headshot and first set of 500 business cards

  •  Docusign Transaction Room

  • Sierra Agent Website and CRM

  • 1 CallAction phone number

  • Subsidized Matterport Scan and Photography 

  • Membership to AndCo. office @ 201 Montgomery Street, Suite 263 , Jersey City NJ

  • General For Sale and A-frame Open House directional signs (with office number 201-630-0360)

  • Errors and Omissions insurance is fronted by the brokerage and taken out from your first commission check

 

RE license, Realtor, MLS associates fees, and agent-branded signage are covered by agents. 

Fees associated with Liberty Board and most MLS access must be renewed annually.

    Let's sign you up for Liberty Board! Visit Liberty Board homepage. CLICK HERE Log in using the following credentials: Login: Amin Password: 6066 Once you are logged in, check REALTOR at the top left side of the page. Enter your information in the application. Once you have completed, you will be able to enter payment information on following page. Note: If you don't have your RE License # handy, find HERE
  • OKAY, I'M SIGNED UP FOR LIBERTY BOARD. HOW DO I ACCESS HUDSON COUNTY MLS?"
    Easy! Visit MLSGuide On the top right corner, click SIGNIN > REALTOR SIGN IN Log in using the following credentials: Username: Amin Pin #: 6066 Very similar to the Liberty Board Application- just fill in your information as requested. Once completed, you will be able to enter payment information on following page. The Hudson County MLS Office will be sending you an email with next steps to registering your token, so sit tight! If you haven't already, make sure you download the Clareity App.
  • WHAT IF I WANT TO JOIN GARDEN STATE MLS?
    GSMLS has a good ol' fashioned paper application, Application found below. Completed membership applications should be emailed to membership@gsmls.com, faxed to 973-984-1790 or mailed to GSMLS, 1719 Route 10 East, Suite 223, Parsippany, NJ 07054. 2 Options For Payment: If you are paying by check, send CHECK AND APPLICATION to address above. If you are paying by CC, email/fax/mail application to address above, and GSMLS will bill you online, after your application is processed.
  • HOW ABOUT JOINING NEW JERSEY MLS?
    A couple steps to this one: Go to Agent Application. Fill out your information as requested. NOTE UNDER OFFICE INFORMATION: Office ID# 2841 If you don't have your NRDS# handy, find it at https://login.connect.realtor/#!/forgotmember You'll choose "Liberty Board of Realtors" under Your Realtor Board. Click Submit. You will receive an email copy of the application which needs to be signed by you and Mital. Once signed, follow the instructions to fax or scan/email the signed application to the Membership Department.
  • AND FINALLY, HOW CAN I JOIN MONMOUTH OCEAN REGIONAL MLS?"
    Enter your answer here. Be thoughtful, write clearly and concisely, and consider adding written as well as visual examples. Go over what you’ve written to make sure that if it was the first time you were visiting the site, you’d understand your answer.
  • I HAVE ACCESS TO THE MLS. I NEED TO WRITE UP AN OFFER, HOW CAN I SIGN UP FOR ZIPFORMPLUS?"
    Visit https://www.ziplogix.com/ Top-right corner, click MENU Highlight your mouse over PRODUCTS Click ZIPFORM PLUS Click SIGNUP Click I AM A REALTOR You will be prompted to choose your association: Scroll down & click on NEW JERSEY ASSOCIATION OF REALTORS Click CONTINUE Enter your NRDS# and Last Name (Don't worry if you don't have your NRDS# handy! You will be able to search it on the page). You're in!
  • HOW CAN I SIGN UP FOR DOCUSIGN?
    Visit https://www.docusign.com/ Click on the top-right yellow button FREE TRIAL. Enter your information. Click GET STARTED. Silver + Oak will pick up your account, under the company's umbrella.
  • NOW, HOW DO I LINK THE TWO?! (ZIPFORM PLUS & DOCUSIGN)"
    To link, start by logging into zipForm Plus. Click on ME, on the top-right corner of your dashboard. Click on the VIEW PROFILE button. Click on the SETTINGS tab. You will come to the E-Signature Options page > Link Existing DocuSign Account.
  • HOW DO I POST A LISTING ON HUDSON COUNTY MLS (FIRST TIME)?
    First you must log into MLSGUIDE.COM There, you will see a link for a training video on how-to-maintain listing. The whole video takes about 20 minutes. You must complete this prior to posting a listing. You will prompted that you have completed training! Now log into your HCMLS. On your DASHBOARD, top middle/left, CLICK on LISTINGS. SCROLL over to MAINTAIN > LISTINGS. You will be able to post your listing, as show in in the MLSGUIDE training video. NOTE: DO NOT forget to upload your signed by seller LBP Form into the documents section. Otherwise, you will be penalized.

How To Get Paid...

CONGRATS ON YOUR FIRST COMMISSION!

  • You must sign up for BrokerSumo. Please contact Mital to send you an invite. Mital@silverandoak.com

  • Once you have signed up, you must link your bank account to BrokerSumo.

  • On your dashboard, left-hand side, you will see ACH Transfer. Link your account through here. 

  • Once your account has linked, you may add transaction.

  • On your dashboard, left-hand side click TRANSACTIONS>ADD TRANSACTION.

  • Complete Transaction Info & Property Info.

  • SAVE CHANGES.

  • If you wish to do so, you will prompted to add attorney information, etc. Not mandatory.

  • There will be a tab on top labeled COMMISSION DISBURSEMENT.

  • Please review commission breakdown, that it is all correct. Your split with the brokerage should already reflect through here.

  • At the end of all the details, bottom-right corner, you may create/save disbursement.

  • Now everything on your end is completed. The commission disbursement is automatically sent to the brokerage. 

  • You may review pending disbursements on your DASHBOARD>TRANSACTIONS>VIEW TRANSACTIONS.
